McCarley Gardens

Located at 818 Michigan Avenue in Buffalo, McCarley Gardens is a 46-year-old, 149-unit affordable housing development on a 15-acre campus in East Buffalo. In partnership with St. John Baptist Church, BFC completed a comprehensive $57 million renovation in 2024, upgrading every apartment with new kitchens, bathrooms, systems, and building infrastructure while all 149 families remained in their homes throughout construction.

The renovation reduced energy usage by 30% and preserved a vital affordable housing community for long-term residents. A future second phase, which would add 220 new affordable units above ground-floor retail, received final city approval in 2025.
