
Built on the former site of the Mars Bar — the storied East Village dive bar at East 1st Street and Second Avenue — Jupiter 21 is a 12-story, 78,000 square foot mixed-use building completed in 2013. BFC worked with the city's Cooper Square urban renewal framework to unlock additional density in exchange for affordable housing, designing a building that serves both market-rate renters and long-term neighborhood residents side by side.
Nine residents of the buildings that previously occupied the site were offered affordable condominium apartments in the new building at just $10 each — a direct commitment to the people who had called this corner home for decades. The building also includes 11,000 square feet of retail along Second Avenue. Jupiter 21 is one of the earliest examples of BFC's belief that new development and community preservation are not opposing forces — they are the same mission.
